A five acre parcel eyed for loft-style apartments and commercial amenities is set for a final vote before the Missoula City Council next week.

The annexation request is part of Broadway Flats, a plan to develop the vacant lot into a 146-unit apartment complex and a multi-use building on the corner offering other amenities.

The project lies between Flynn Lane and West Broadway.

“The product is about a 1,200-square-foot loft-type project with some really cool, industrial finishes,” said Jason Rice of Territorial-Landworks, Inc., a representative of the developer.

“I think we see a lot of 850-square-foot apartments going on in Missoula and this is kind of looked at to be a different product that can be for families, starting families and things like that in Missoula. There will be some amenities included in the vertical mixed use building as well.”

The two-story loft-style development would also be developed on portions of land west of the property that was previously annexed in 2019.

Miramonte Homes, the petitioner for the annexation, is a private and commercial home builder based out of Arizona. The planned development in Missoula would potentially be their first-out-of-state development.

Rice has said the development would be similar to what Miramonte Homes has built in Flagstaff and Tuscon, Arizona.

In a recent Land Use and Planning Committee meeting, Rice requested changes to the conditions of approval for the annexation regarding utilities, the placement of fire hydrants and project scheduling.

“I would just like this as some flexibility,” Rice said. “We're trying to get some housing built in this project but with weather the way it is in Montana, when you're talking about getting this many foundations going and everything else, building in this flexibility at this point is going to save everybody a lot of heartache.”

The City Council will vote on the annexation March 1.
